At Proedge Property Management, we strongly believe in vigilantly screening all applicants for tenancy prior to handing them the keys to your property. Why do we do this? It’s quite simple, we wish to ensure the tenant is matched perfectly with the home they can afford and that the home remains in its pre-rental condition at all times.
Our Process of Tenant Screening
Step #1 – Application Request
Each applicant is provided with a comprehensive application that asks them to list such information as their financial information, employment information and personal history. We additionally request information on residential history as well as reference information. A state-issued driver’s license – regardless of state – is required.
Step #2 – Running a Credit Check
The next step in our screening process includes checking the applicant’s credit history. If the applicant has a history of unpaid bills and rent or is in bankruptcy, they may not be accepted; however this is not always the case since we understand how life can sometimes throw curveballs. A background check will also be performed at this time.
Step #3 – Confirm Information
In this step we confirm the accuracy of the applicant’s rental history by contacting his current and previous landlords. In addition, we confirm employment history and the past two years of income. As a rule, we make sure they have an income of at minimum 2.5 times the rent.
Step #4 – Decision Time
After the completion of all of the aforementioned steps and after the return of both the credit and background checks, will the applicant be rendered with our decision. If approved, we will then have them sign their lease and collect all deposits including (in most cases) first and last month’s rent.
